Description:

 

In 1943 Guadalajara marked the first urbanization towards the west with the birth of the Chapalita Colony. Since then Chapalita has been synonymous with well-being, planning, solidarity; and example of community and ecological environment. Guadalajara with Chapalita equates Brazil with Brasilia and Curitiba as models of urban planning and development. Since the last century it was constituted as the model colony of Guadalajara, Julio de la Peña maintained that the boom of the residential colonies of the west, had Chapalita as a trigger, and that several of them assimilated the concepts, distribution, green areas and the supply own water.

The owner of this land asked us to develop a proposal to house a house with a few meters of construction. We developed the project but at the same time we made plans for future constructions, divisions and different areas to make the most of the potential of this land, which is located in one of the most cosmopolitan, equipped and cultural neighborhoods of our city.

LAND & SURROUNDINGS

The land has a peculiar shape, since it has a lot of depth and a slightly limited front, at the bottom of it there is a small building to function as a winery. In the land there are several trees of different types, from ornamental and fruit trees to medicinal trees and a large garden area, this set of elements was the guiding thread of the proposal.

 

GUARANTEE VIEWS

The proposal consists of a large, extremely solid and opaque volume that covers the entire width of the land, which acts as a bridge, thus freeing the entire ground floor of walls and columns and guaranteeing that the project does not obstruct the complete views of the land. of its vegetation and its total transparency.

 

GUARANTEE PRIVACY

Since the surrounding neighbors cannot see inside the land due to the location of the buildings, the trees and this specific volume, a glass facade was generated on both sides of the project, so the view runs free at the same time. that privacy is guaranteed inside the land.

SOLAR ORIENTATIONS

The orientation is worked from a facade of latticework of wooden planks which regulate the solar insidencia and the views of the neighbors who are in front of the land.

 

OPTIMAL PROJECT LOCATION

The project contemplates the future growth of the construction, either extending the construction of the project or the construction of another independent volume for the owner's son.

 

LOCATION FREEDOM

Once the first construction is located, the rest of the land is released to be able to build the next stage where desired, as long as the location is in front of the land, to be able to subdivide the land if required.

 

FUTURE SUBDIVISION

The project is planned to be able to subdivide the land into 2 lots, so that the second construction can become independent from the first, in case you want to sell, rent, develop some type of business, or simply for privacy. The cellar at the back of the plot will be adapted to function as a terrace, bar and dressing room with bathroom.

At the back of the field a swimming lane will be built.
